2024 MID YEAR INFORMATION UPDATE
GREETINGS TO ALL CO-OWNERS!
AS WE GET READY TO EMBARK UPON ANOTHER GLORIOUS SUMMER AT BROOK HILL, UP AT THE HOMESTEAD, IN THE MIDDLE OF THE NATIONAL LAKESHORE, I’D LIKE TO SHARE SOME RELEVANT INFORMATION.
FIRST OF ALL, YOUR BOARD IS WORKING HARD AND WILL CONTINUE TO PROACTIVELY ADDRESS ANY MAINTENANCE NEEDS AS THEY ARISE, WHILE MAKING SURE OUR UNITS ARE PROPERLY PROTECTED, CARED FOR, AND SAFEGUARDED. THIS IS DONE VIA CONTINUOUS WATER MONITORING, QUARTERLY PREVENTATIVE PEST TREATMENTS, FIRE EXTINGUISHER INSPECTIONS, SMOKE ALARM BATTERY EXCHANGES, CHIMNEY CLEANINGS AND INSPECTIONS, UP TO DATE INSURANCE, AND THE LIKE.
IN THE PAST THREE MONTHS THE ASSOCIATION HAS SPENT ALMOST $60,000 THAT WAS BUDGETED FOR ON THE FOLLOWING:

WELL, THAT SHOULD PUT US IN A GREAT PLACE TO FULLY ENJOY THE SUMMER MONTHS THAT ARE BEFORE US. HAVE A GREAT SUMMER EVERYONE! AND DO MAKE SOME MEMORIES!

- THE DECAYING RETAINING WALL THAT HAS BEEN THE CAUSE OF GREAT CONSTERNATION, BORDERING STONY BROOK LODGE’S POOL, HAS NOW BEEN REPLACED AT THE TOWNHOUSES WITH A VERSA LOC, STANDARD FACE, CHARCOAL BLEND COLORED WALL AT A COST OF $32,000.
- THE 3/31/24 ANNUAL COMMERCIAL AND UMBRELLA INSURANCE POLICIES WERE RENEWED AT A COST OF $15,133. AND
- THE BALANCE OF THE EXTERIOR PAINTING OF BLDG 1 WILL BE COMIMG DUE IN THE NEXT TWO WEEKS AS THE PROJECT IS SCHEDULED TO BE COMPLETE BY MAY 5TH WITH THE BALANCE BEING $12,400.
UPCOMING PROJECTS TO BE MINDFUL OF:
- THE WRAPPING UP OF BLDG 1’S EXTERIOR PAINTING BETWEEN NOW AND MAY 5TH
- SPRING MULCH IS GOING TO BE SPREAD SOMETIME BETWEEN MAY 5TH AND MAY 28TH. ( A MORE DIFFINATIVE DATE WILL BE PROVIDED ONCE KNOWN). AND
- THE EXTERIOR WINDOWS ARE GOING TO BE WASHED STARTING ON MAY 28TH AND FINISHING ON MAY 31ST. THEY WILL TRY TO GET AS MUCH DONE AS THEY CAN ON THE 28TH AND COME BACK TO FINISH ON THE 31ST. THE WASHING WILL EXCLUDE THE EXTERIORS OF THE SLIDERS WHICH WE ARE EXPECTED TO DO OURSELVES.
